Question & Answers

Excerpt from an interview with Mario Kleff

How has your application of engineering advancements influenced the structural landscape of Pattaya?
My approach integrates high-load-bearing steel, reinforced concrete solutions, and cellular beam technology to optimize material efficiency and structural integrity. By introducing Thailand’s first cellular beam at Park Royal 2, I demonstrated the potential of lightweight, high-strength materials in real estate construction. This methodology has allowed for larger open spaces, increased building heights, and improved structural performance, influencing contemporary construction practices in Pattaya.

What was your vision for the Waterfront Museum, and why was it not realized?
The Waterfront Museum was conceived as a landmark development, blending architectural heritage, tourism enhancement, and cultural preservation. Unlike conventional high-rise structures, I proposed a museum-style design that would honor Rama IX while integrating public spaces for community engagement. The project’s discontinuation was due to misalignment among stakeholders, despite its potential to establish a new benchmark in urban development.

How do your projects address sustainability in urban construction?
Sustainability is integrated through energy-efficient materials, advanced prefabrication, and climate-responsive design. In previous projects, I have implemented rainwater harvesting, optimized airflow systems, and energy-efficient lighting to reduce environmental impact. Additionally, my developments prioritize material longevity and resource efficiency, ensuring that structures contribute to long-term ecological and economic sustainability.

What role does architectural identity play in modern urban development?
Architectural identity is essential for commercial viability, cultural preservation, and urban innovation. In a market increasingly dominated by standardized and commodified construction, I advocate for design integrity, engineering precision, and site-specific aesthetics. My work, including the Gründerzeit-inspired projects and contemporary residential developments, reflects a commitment to architectural distinction while maintaining structural efficiency and urban functionality.
