Yesterday morning, a landmark meeting was held to discuss new concrete solutions for building Zenith Residences Pattaya—a luxury residential project with seven spacious villas. The project relies on building materials and engineering methods that are, so far, unique in Thai residential construction.
Record-Setting Prestressed Concrete Beams
The focus of the meeting was the production and installation of prestressed concrete beams with record lengths of up to 70 meters spanning between two columns. This innovative approach was proposed by lead architect Mario Kleff.
Advantages of Long Concrete Beams
Long concrete beams are increasingly used in bridge construction because they eliminate numerous columns, shorten construction time, and create more space. The skeletal structure of Zenith Residences Pattaya enables open floor plans without intrusive columns, making the living areas feel larger and filled with light.
Expert Insights
Dr. Songkiat Matupayont, an expert in concrete and steel construction, and Dr. Krisada Srisomphorn, Head of the Green Construction Group at SCG and Advanced Construction Technology Manager at CPAC, examined ways to save steel and use higher-strength concrete—for greater safety, durability, and environmental performance. These innovations were showcased in 2022 in the construction of Southeast Asia’s thinnest bridge.
Applying Bridge Technology to Villas
Mario Kleff presented his design plans and outlined the potential of using prestressed concrete trusses up to 70 meters. The current world record for such beams is 69 meters in the Netherlands and 68 meters in the United States. While this technology was originally developed for bridges, Kleff is now successfully applying it to villa construction.
Construction Progress and New Standards
The team then inspected the construction progress at the Lieb Tang Rodfai Villas. The project sets new standards in Thailand’s residential construction with 30-meter-long prestressed main concrete beams. These beams were designed by Mario Kleff and engineer Dr. Songkiat Matupayont.
